What most people don't know

A home inspection is not a termite inspection.

Plenty of buyers find out after closing that termites weren't part of the inspection they paid for. A wood-destroying insect inspection is its own thing: attic, crawl space, sill plates, the tap test on suspect wood. We check whether damage is active or old, and that distinction is the whole question. Old, treated damage is not a reason to lose a deal.

Sellers call us for second opinions too. More than once, a buyer's inspector called damage ongoing, we documented that it was old and inactive, and the sale went through. You get the finding in writing either way, explained in plain English before we drive away.
